Tenant Fees

We are upfront with our fees and charges so you know exactly what you will need to pay when we find the right property for you. Working with you to find your new home is a free service with our fully accompanied viewings with day, evening and weekend appointments available.

 

WHAT ARE TENANCY SET UP FEES?

You are required to pay a tenancy set up fee which includes the cost of the referencing, which covers credit checks, previous landlords references(either from your previous letting agency or your private landlord) and current employment status. Your set up fee will also cover the cost of the tenancy agreement. Once you have viewed the property we will go through the fees again with you so you have a clear understanding on what you will need to pay. You are then required to pay your set up fees and this will secure the property subject to passed referencing.

 

WHAT IS A GUARANTOR FEE? 

You may require a guarantor depending on the outcome of your referencing. If your earnings dont meet our requirements or you are newly started in your employment and depending on your credit checks, you may need a guarantor. This means you would need to have someone who is happy to act as your guarantor and they will need to be referenced,including financial status and also credit checked.They would then need to sign a deed of guarantor to say they will be liable to pay the rent if you should fail to make a payment.

 

WHAT IS A TENANCY EXTENSION FEE?

Just before two months before the end of your fixed term we will contact you to find out what your plans are and if you want to sign for another fixed term tenancy.This ensures you that you have the property for this term so you have security. This fee will cover the cost of preparing a new tenancy agreement.

 

WHAT IS A TENANCY AMENDMENT FEE?

This fee is only payable if a change is made to the tenancy in mid term,if a tenant wants to leave the property or a new tenant wants to move in to the property. Your landlord would have to agree to this prior to any change.

 

HOW MUCH DEPOSIT DO I HAVE TO PAY? 

The deposit payable is 6 weeks rent unless otherwise agreed.The deposit is required to be paid on the day of move in or the day of signing the tenancy agreement. The deposit will be registered in a deposit scheme until the end of the tenancy.

 

SET UP FEE FIRST TENANT          £225.00

ADDITIONAL TENANTS               £125.00 per Tenant

GUARANTOR                             £75.00 per Guarantor

TENANCY EXTENSION                 £50.00 per Tenancy
